Terms of Service
Effective August 9, 2026
These are the terms for using Vardis (vardis.io and app.vardis.io), property management software operated by Nicholas Redmann, doing business as Vardis, from Florida, USA. By creating an account or using Vardis you agree to them. We've written them in plain language on purpose — the plain meaning is the intended meaning.
Your account
You're responsible for keeping your sign-in credentials safe and for what happens under your account. Enter accurate information, and only enter tenant information you have the right to store.
Your data is yours
Everything you put into Vardis — properties, tenants, leases, documents, all of it — belongs to you. We get only the limited license needed to store it, back it up, and show it back to you. When you leave, it leaves with you.
Two promises we bind ourselves to
- Export always works. CSV export of your data functions in every account state — trialing, active, past due, canceled, expired. Whatever happens between us, your data is never held hostage.
- Nothing is silently deleted. Records you void are retained with an audit trail rather than erased, until you close your account and request deletion under the Privacy Policy.
Plans and billing
Vardis is sold as a subscription through Stripe:

New accounts start with a 30-day full-featured free trial, no card required. Subscriptions renew automatically (monthly or yearly) until canceled. Unit limits apply only to adding units — going over a limit never locks existing data. If prices change, the change never applies to you retroactively: existing subscribers keep their price. New prices apply only to new subscriptions, with notice.
If a payment fails
You keep full access for a 14-day grace period while Stripe retries and we warn you. If payment still hasn't gone through, your account becomes read-only — you can view, print, and export everything, but not edit — until billing is fixed.
Cancellation
Cancel anytime through the billing portal. You keep full access through the period you've paid for; after that your account becomes read-only. We don't refund partial periods unless the law requires it. You can resubscribe anytime and pick up exactly where you left off — your data stays intact.
Account closure and abandoned accounts
You can close your account and request deletion at any time (see the Privacy Policy). We may permanently delete data from canceled accounts after 12 months of inactivity, with 30 days' email notice first.
Acceptable use
Use Vardis lawfully. Don't attempt to break into it, overload it, or resell access without our agreement. We may suspend accounts that abuse the service — suspension means read-only, and the export promise still holds.
No warranty
Vardis is provided as-is. We work hard to keep it accurate and available, but we don't guarantee either, and Vardis is not a system of record for legal, tax, or accounting purposes — verify important figures independently.
Limit of liability
To the extent the law allows, our total liability for any claim is limited to the greater of the fees you paid us in the 12 months before the claim or $50.
Governing law
These terms are governed by the laws of the State of Florida, USA, and disputes belong to the courts located in Florida.
Changes
We'll give 30 days' email notice of material changes to these terms; continued use after that is acceptance.
